Hosting a room you already have
A spare room on Airbnb
Rent a spare room for nights you choose. It can earn real money. It can also break a lease, a mortgage condition, house rules, or a local registration law. Read those before you buy guest towels.

- Where
- Your own home, wherever short stays are actually allowed. Cities such as London, New York, and others often have extra rules and night caps. Check the council, city, or building before the furniture.
- Hours
- Messages, cleaning, and check-in are the hours. They bunch around changeover days. A room is not zero work.
- Pay
- Highly local. A booked room can beat a few shifts; an empty calendar and a new mattress is a loss.
- To start
- Listing is free. Airbnb’s host fee comes off the booking. Cleaning supplies, linen, and a lock for your own cupboard are the real startup. Do not renovate on credit for this.
Why it is listed
Hosting a room you have is a real transaction with a known company. We list it because the legal catches are where people get hurt, and they belong in the review.
What you can realistically expect
Occupancy is seasonal. Budget for empty weeks, for tax, and for a guest who treats the place casually. Talk to your insurer.
Who pays you
Guests pay Airbnb. You are paid after they arrive, on Airbnb’s host payout schedule. A guest who wants to pay you directly to “avoid the fee” also avoids the damage protection.
How to start
- Read your lease, mortgage, and local short-stay rules.
- Ask your insurer what a paying guest does to the policy.
- List one room on airbnb.com with honest photos.
- Block dates you actually need the house.
Read this before you start
- Do not pay a “superhost coach” to open the listing.
- Guests who ask to communicate only on WhatsApp before booking are a risk.
- If the building bans it, the platform will not argue with your landlord for you.
Sideline will not ask you for money. Anyone who messages you claiming we will is not us. Write to [email protected] if something on this page looks wrong.
